The high bidder will be required to sign a purchase and sell agreement with $5,000.00 in earnest money that will be presented to the seller of the real estate the day after the auction ends and is to close within 30 days for cash. The high bidder will meet with Joe Hutchins, Listing Agent, at the office of Triple A Realty, 1838 Eldridge Ave,Twin Falls, Idaho at 10:00 AM the day following auction unless other arrangements are made. Buyer will pay closing fees. The property taxes will be prorated at closing. Property is sold as-is - where is, inspection and due diligence are the responsibility of the buyer. INSPECTIONS THAT A BUYER MAY WANT MUST BE DONE AT THE BUYER'S EXPENSE. THE ACCEPTANCE OF HIGH BID BY THE AUCTIONEER CONSTITUTES A LEGAL AND BINDING CONTRACT WITH THE BUYER AND ACCEPTANCE OF THE TERMS AND CONDITIONS OF SALE UNDER IDAHO STATE LAW.
